Slab or Base Stage Inspection

We measure the slab or base to ensure the correct size and squareness. All rebates are checked for correct size, detailed on the engineering plans. All plumbing and other access points are checked and the overall level of the slab is checked to ensure that it is within the tolerance permitted. The slab surface is checked for quality of finish, as well as any exposed reinforcement steel and the presence of the vapour barrier.

Frame Stage Inspection

The Frame stage is a critical component of the build as the entire home is finished around the frame. Items such as overall size, individual room sizes, ceiling heights and positioning of all windows and doors. Walls are checked for checked for straightness and cornice lines are checked for level. Installation of all electrical (power points and light switch positions) and plumbing locations checked for you as detailed on your approved plan.

If the roof is installed at this stage, we inspect the fascia and guttering and if access permits (scaffold or work platform installed), a detailed inspection of the roof is carried out.

Pre-Paint Stage Inspection

This inspection is carried out after the FIX (installation of internal doors, skirting boards, door and window architraves and cabinetry) has been completed by the builder. Prior to the Painting and Tiling, a detailed inspection of all internal plaster sheeting is completed and any plaster defects including sheeting joins are marked for repair. Wet area waterproofing is also inspected. Walls are checked for straightness along with wall skirting and architraves installed around windows and doors. Internal doors are checked for the correct swing direction and security.

Externally, the brickwork or cladding is inspected and defects are detailed for repair. Items such as mortar quality, sizes of mortar beds and joins are checked for correct sizes and the locations of the Articulated Joints (AJ’s) are verified as per the engineering plans. AJ’s and weep holes are checked to ensure they are clear of mortar and rubble. All glass in windows and external doors are checked for scratches.

Pre-Handover Inspection

At this stage the home should be completed. Items included in this inspection are all tapware, vanities and sinks, laundry tubs, electrical points, switches, light fittings and ceiling fans. Floor coverings (timber, tiles and carpets etc.) are inspected for correct installation and defects. All door handles (both internal and external), cupboard doors and draws are inspected for correct alignment and quality. All shower bases are checked for leaks the correct fall and wastes to sinks, vanities and tubs are checked for leaks. All WC’s (toilets) are checked for correct performance and leaks.

Painting (internal and external) is extensively inspected for quality and defects ie. over spray, paint runs, gloss work and neatness. All tiling is inspected for quality of workmanship and tile lipping (difference in installed tile heights). Tile cuts are checked for accuracy and consistent thickness of grout lines.

Internal walls and ceilings are checked with our Thermal Infared camera to check for the correct installation of insulation batts. Any problems found are marked up and photographs taken.
