The Inspection Process

You will receive a detailed copy of the up to date working drawings from your builder for your new home prior to commencement of the build. These drawings should have been explained to you as they can appear very confusing for someone not familiar with this type of information. If the builder hasn’t taken the time to clearly explain these to you, ask for more help. Quite often the drawings are just handed to the client with little or no explanation.

To commence the inspection process we require a copy of these plans to inspect and verify that the builder is supplying what they are being paid for. You can either email a copy (usually these days builders send everything via email) or you can forward us a hard copy. Either way, your plans remain your property and will be returned after our inspection is completed.

Now what !

  • Email a copy of the construction plans to our office
  • Notify your builder that you will be contracting an independent quality inspector. This usually keeps them honest!
  • Confirm with your builder that you require inspections at the desired stages – Base, Frame, Pre-Paint and Pre-Handover. The builder will give you stage completion dates (if they have nothing to hide
  • Book these dates in with our inspectors

Inspections such as Pre-Paint and Pre-Handover will require access to your new home, so we will require the builder to have someone on site to unlock for us. Usually the Construction Supervisor will be notified of our inspection and be there.

If you would like to be present for the inspection, please confirm with your builder. Some don’t like the clients to be on site at all, so please check.

After The Inspection

Once the inspection has been completed, a detailed written report is issued to the owner within 24 – 48 hours. The report contains a detailed description of our findings along photographs of the more serious defects. Not all numbered coloured stickers are photographed but they are detailed by number in the report.

Using highly visible removable coloured stickers, our inspectors identify and highlight defects for rectification. Usually, these defects relate to paint or alignment issues. Should an item warrant special attention, we highlight the defect with a numbered removable sticker and this number is noted in the report as a specific item with a detailed description of the problem to be addressed. This method ensures that major defect items aren’t just brushed over and that a correct course of action should be completed.

The quality of your home or investment property needs to be of a standard that is both acceptable by the owner and comply with the Quality Regulations. The Quality Standards are known to the builder and it’s up to the builder (or the on site supervisor) to enforce these requirements. Often the finished quality of tasks completed by trades people is less than satisfactory. This doesn’t mean that all trades people are like this. Quite the opposite. Many trades are very good at what they do and take pride in their work.

Our inspection process allows us to find and identify the areas that aren’t up to the standard expected and bring these issues to the builders’ attention.

Standards and Tolerances

We use the Standards and Tolerances from the Building Code of Australia, the National Construction Code, and the Standards and Tolerances for NSW and Victoria to ensure the best possible result from your builder. Using these standards and tolerances, you can be assured that your new home will be built to your satisfaction.
